More often than not the customers will say yes “the bank had it carried out”. unfortunately these surveys that the lender has commissioned are only general surveys and their surveyors only have a small amount of knowledge as far as recognising any damp issues. These generally consist of a damp meter and looking for salts. if they have the slightest doubt they will advise that a specialist damp contractor needs instructing to carry out a full survey. More and more these days they will say the contractor has to be a member of the Property Care Association the (PCA). the main reason for the surveys is so the reports that are produced after the surveys will have a quote for any works that are needed, this quote will act as a guide on whether the lender holds back a retention figure until the works are carried out.
If the survey is carried out correctly this should any point out any underlying problems that could turn out to be costly in the future. high external ground levels, inadequate subfloor ventilation or leaking rainwater goods can all lead to other problem that can be unseen such as rainwater splashing over the existing DPC, bridging caused by condensation forming on sub-floor walls above the existing DPC and wet & dry rot caused by penetrating damp respectively.
