Finding and Treating Dry Rot Hidden Beneath a Sheffield Home

Overview

This project involved identifying and treating a dry rot outbreak discovered in the cellar of a Sheffield property. The issue had originally started in the neighbouring cellar and had begun to spread across the boundary, making early intervention essential. Fortunately, we were able to access the property in time to carry out an extent survey and prevent further structural damage.

The Problem

Dry rot is one of the most destructive forms of timber decay and can travel through masonry, making it difficult to trace without a thorough investigation. In this case, the fungus had developed in dark, humid conditions with limited ventilation, creating the perfect environment for it to grow. The initial inspection confirmed the presence of dry rot, and a separate extent survey was required to understand how far it had spread.

Our Solution

All dry rot treatments follow a clear procedure. First, we identify the specific fungus and the moisture source that is feeding it. Once confirmed, we carry out an extent survey, which is often destructive by necessity. This involves opening up plaster, timber and sections of wall to locate every area the rot has reached. Only then can an accurate system of repair be planned and costed.

For this property, we exposed affected areas, removed decayed material and treated the surrounding masonry and timber with specialist fungicidal solutions. We also addressed the underlying conditions that caused the outbreak, focusing on reducing humidity and improving ventilation to prevent the issue from returning.

The Result

The treated cellar is now free from dry rot, and the structural integrity of the property is protected. By identifying the problem early and carrying out a methodical, evidence-based treatment plan, we were able to stop the spread and restore a safe, stable environment for the homeowner.
