How we price damp and timber surveys

For local residential properties in and around Barnsley, standard damp and timber surveys typically fall in the range of:

£290–£490 + VAT

Guide based on standard construction homes of up to three bedrooms, two reception rooms and a kitchen.

If the property includes additional areas – for example, a cellar, larger floor area or more complex layout – the survey fee may be higher once we understand what is involved. Commercial buildings and more complex properties are always priced individually on request, as the scope and time required can vary significantly.

We also carry out surveys further afield, including areas such as Manchester, Birmingham, Newcastle and Hull. These longer-distance surveys are quoted case by case to reflect travel time, location, property type and the nature of the damp issue.

How we price damp proofing and remedial work

Damp remedial work is always quoted individually after a survey, because costs can vary considerably from one property to another. Two homes with what sounds like the same problem can turn out to need very different solutions once inspected properly.

When we price remedial work, we look at:

The type and cause of damp, from condensation to rising or penetrating damp

The extent of the affected area and how much of the building is involved

How easily we can access the affected problem area

Whether plaster, joinery or decorations need removing and reinstating

Any associated works, such as drainage improvements or cellar waterproofing

Our aim is to give you a clear, diagnosis-led plan and a fair price based on the actual work required, rather than a generic estimate.

Timber treatment

Timber treatment and repair are also assessed on a case-by-case basis. Pricing depends on:

The extent and type of fungal decay or wood-boring beetle activity

Whether timbers can be treated in place, or need repair or replacement

The location of the affected timbers and how easily we can reach them

Again, we only quote once we understand the full picture, so you are paying for the right solution rather than a standard package.

Cellar, basement and drainage work

Cellar and basement waterproofing, sump and pump installations, and drainage improvements vary widely in scope and cost, so they are always quoted individually. Key factors include:

The size and intended use of the cellar or basement space

The level of water ingress and the existing condition of the space

The waterproofing or drainage system the space requires

Any pump, backup and ongoing maintenance requirements

Access, plus any structural or finishing considerations involved

Whether test holes are needed to measure the foundation depth

Because specifications can differ so much, it is not realistic to apply a blanket price to this type of work.
