Black mould removal and treatment in Yorkshire

Wiping black mould away only buys you a few weeks. We find out why it is growing, treat the affected areas and put in place the changes that stop it coming back, whether that is better ventilation, insulation or fixing a source of damp.

Why black mould keeps coming back

Black mould needs moisture to grow. Unless the source of that moisture is dealt with, it will return however often it is cleaned off. These are the most common causes we find.

Condensation

Warm, moist air from cooking, showers and drying clothes settles on the coldest surfaces in the home. This is the most common cause of black mould we see.

Cold walls and corners

Solid walls, external corners and areas behind furniture stay colder than the rest of the room, so moisture collects there first.

Poor ventilation

Missing or weak extractor fans, blocked trickle vents and sealed up homes trap moisture indoors with nowhere to go.

Penetrating damp

Leaking gutters, defective pointing or rendering and damaged roofs let water into the walls, keeping them damp and cold.

Leaks and plumbing faults

A slow leak from a pipe, bath or shower can feed mould growth for months before it is spotted.

Damp cellars and basements

Below ground rooms are naturally cold and damp, and often need a combination of waterproofing and ventilation.

How we treat black mould

Every job starts with finding the cause. The treatment depends on what we find.

1

Survey

We inspect the property, take moisture readings and look at heating, ventilation and how rooms are used. Where condensation is suspected, a condensation survey gives the full picture.

2

Treat the affected areas

We clean and treat the affected surfaces, and where mould has got into plaster, sealant or decoration, we recommend replacing it rather than covering it up.

3

Fix the cause

That might mean improved extraction, a positive input ventilation unit, insulating a cold wall or repairing a source of penetrating damp. See our guide to condensation control.

4

Prevent it returning

We explain what we have done and what you can do day to day to keep moisture levels down.

Landlords and letting agents

Damp and mould in rented homes is taken seriously. Private landlords have a duty to keep properties fit to live in under the Homes (Fitness for Human Habitation) Act, and Awaab’s Law already sets strict timescales for social landlords to deal with damp and mould.

  • Written reports setting out the cause and the work needed
  • Reports sent directly to the landlord or agent
  • We work around tenant access
  • Ventilation and condensation control as well as treatment

Your survey is carried out by a qualified surveyor

All Dry was founded by Simon Cooper, known throughout the industry as Damp Sam. Every survey is carried out by a surveyor holding the recognised industry qualifications, not by a salesperson with a moisture meter.

The Certificated Surveyor in Remedial Treatments and the Certificated Surveyor in Structural Waterproofing are the two qualifications that matter in this trade. We hold both. More about the team.

Black mould questions

Damp and mould can affect health, particularly for children, older people and anyone with breathing problems, allergies or a weakened immune system. If you are worried about your health, speak to your GP.

Cleaning can remove the visible growth for a while, but it will come back unless the cause is dealt with. If mould keeps returning in the same places, it is worth finding out why.

A dehumidifier can help reduce moisture in the air, but it does not fix cold walls, poor ventilation or a source of damp. We will tell you whether it is likely to be enough on its own.

It depends on the cause and how much of the property is affected. We confirm costs in writing after the survey, so you know exactly what is involved before any work goes ahead.
