Why damp is so common in Doncaster homes

Doncaster sits on the Humberhead Levels, some of the flattest and lowest ground in the north of England. That single fact drives most of the damp we treat here.

A high water table

Much of the borough lies barely above sea level with a water table close to the surface. Ground moisture is therefore under more pressure to move upward through masonry than it is in the hillier parts of South Yorkshire, so a damp proof course that has failed or been bridged shows itself faster and more severely. Cellars and ground-floor rooms are usually where it appears first.

Flood ground and lasting salts

Bentley, Fishlake, Toll Bar and Stainforth have all seen serious flooding, most recently in 2019. Where a property has taken water, salts drawn into the plaster continue attracting moisture from the air for years. Replastering over contaminated coats is the most common reason damp returns to a Doncaster home that has supposedly been fixed.

Colliery estates, cellars and winter condensation

Two further issues come up on Doncaster surveys again and again, and neither one is solved by injecting a damp proof course.

Interwar estate housing

Bentley, Armthorpe, Rossington, Askern and Edlington were built as colliery villages, largely between the wars. Many of those properties have solid or early cavity walls, minimal subfloor ventilation and airbricks that have since been blocked, rendered over or buried by raised garden levels. Restoring subfloor airflow often resolves more than any injected treatment would.

Airtight homes and black mould

Retrofitted insulation, replacement glazing and sealed chimneys have made Doncaster homes far more airtight. Moisture that used to escape now sits in the air, and every winter it condenses on the coldest surfaces, appearing as black mould in corners, on window reveals and behind furniture on external walls.

It depends on how much wall needs treating, whether re-plastering is required and how easy the property is to access. A single wall in a terraced house is a very different job from tanking a full cellar, so we do not quote before we have seen the property. Yes. A proper survey takes time and produces a written report you can use, including with a mortgage lender or your own builder. The fee is refunded in full against the cost of the work if you go ahead with us. We would rather charge for an honest diagnosis than offer a free inspection that only ever concludes you need work doing.

Often it is something else. In Doncaster the most common misdiagnosis is condensation or a bridged damp proof course being treated as rising damp. Raised external ground levels, a leaking gutter or eroded pointing will all produce damp patches that look identical from the inside. That is why we test for salts and inspect the outside of the property before recommending any injection work.

We test for salts to confirm whether this is what you are dealing with.

A chemical DPC and re-plaster to one or two walls is typically two to four days on site. Cellar waterproofing usually takes one to two weeks. New plaster then needs to dry before decorating, so allow around one month per 25mm of thickness. Most walls are ready to paint after four to six weeks using a breathable emulsion.
