When One System Is Not Enough: Clearing a Remortgage Damp Retention in Barnsley
A tenanted property on Beckett Street with a lender holding back funds until the damp was put right. Three different systems, a ventilation package and a ten year guarantee that stays with the property.

Lenders do not release remortgage money on a promise. When a damp and timber survey flags a problem, the advance often sits in retention until a specialist contractor has put the property right and issued paperwork the lender will accept.
That is what happened on a rental property on Beckett Street in Barnsley. The owner needed damp remedial works to a standard the lender would sign off, so the remortgage could complete. We surveyed the property ourselves, specified the work, carried it out, fitted the ventilation package and issued a ten year guarantee that transfers with the property.
It was not a case of spraying one product everywhere.

More than one kind of damp
The small rear bedroom showed it plainly. Damp and salt staining had tracked up the wall around the window and into the corner, well above skirting height, with the plaster breaking down behind it.
Different parts of the house had different problems, and that is the single most important fact about this job. One system rolled out everywhere would have been the wrong call, and would most likely have left the owner back in the same position within a couple of years.

The kitchen wall behind the boiler
In the kitchen, the wall backing onto the chimney breast was taken back to brick. What came out from behind the plaster was a badly deteriorated section of masonry with open cracking running most of the height of the wall.
Chimney breast walls are a common trouble spot. Old flue salts are hygroscopic, meaning they draw moisture out of the air, so plaster over an unlined breast can stay damp and keep breaking down even where the wall behind it is not actively wet.

The entrance walkway and hall
The entrance walkway and the wall by the front door were both on the schedule. Plaster was breaking down at low level and the floor finish came up to give access and to let the solid floor breathe while the work went on.
Entrances take a beating in older terraces. A solid floor, an external door and, very often, an external path or step sitting higher than the floor inside.

Down into the cellar
The specification also covered cellar access areas. The steps are original and unlined, with the wall alongside opened up where the pipework runs.
Cellars matter on a job like this even when nobody intends to use the space. They sit below the damp proof course and they set the moisture conditions for the floor above, so leaving them out of the survey means guessing at half the problem.
Three systems, matched to three problems
We specified a bespoke combination rather than a single product rolled out room by room.

Mechanical ventilation was installed as part of the accepted package, with the electrical work carried out by our own electrician, so the moisture load in the house was brought under control alongside the fabric repairs. Stripped back before anything goes on
Every treated area was hacked off and prepared before a system went anywhere near it. Here is the rear bedroom taken back to bare brick around the window and into the corner.
How far up the wall you have to strip tells you how far the salt contamination has travelled. Skimming over contaminated plaster is the single most common reason a damp repair fails and the staining comes back through the decoration.

Working around a tenanted property
This was a rental, so the job needed access planning as much as it needed a specification. Rooms had to be cleared and the house made safe for our operatives before anything could start, and we arranged that through the letting agents rather than turning up and hoping.
Kitchens are the hardest room to do this in. The boiler, the units and the services all stay where they are, and the work has to happen around them.

Air vents into the front elevation
Ventilation on this job was not only the mechanical extract inside. New air vents were cut and mortared into the stone front elevation at low level, giving the sub floor and the affected walls a route for air to move.
Background ventilation like this does a quiet, unglamorous job. It costs very little, it needs no power and nobody ever switches it off, which is exactly why it belongs in a specification alongside the systems that do the visible work.
