Why damp is so common in Halifax homes

Halifax is built of gritstone on the steep sides of a Pennine valley, and both the stone and the slope play a part in almost every damp problem we see here.

Solid gritstone on the Pennine edge

Calderdale's character comes from its local gritstone and the stone-built terraces that climb its valley sides. Those walls are solid, with no cavity, and they face the weather coming in off the Pennines. Wind-driven rain soaks the outer face, and once the pointing softens or a gutter overflows, it works its way right through, which is why penetrating damp is such a common cause here.

Houses built into the hillside

There is so little flat land in the valleys that terraces were built into the slope, and across Calderdale that produced top-and-bottom houses: an underdwelling below, facing downhill with its back wall against the hillside, and a second house above it opening onto the road uphill. Any wall holding back earth takes on water from the ground behind it. That is a waterproofing problem, not a damp proof course problem, and it needs a CSSW qualified surveyor to solve properly.

Floods, listed buildings and concrete estates

Calderdale's buildings range from centuries-old stone to post-war system-built housing, and the valley floor brings a problem of its own.

The Calder and its floods

The towns along the River Calder, including Sowerby Bridge, Copley and Elland, sit on the valley floor closest to the river, and the Calder reached record levels in the Boxing Day floods of 2015. Flood water drains away, but the salts it leaves in plaster and masonry keep pulling moisture back in for years, and water trapped under suspended timber floors rots the joists.

Listed buildings and system-built homes

Calderdale has more than 2,000 listed buildings and 21 conservation areas, and older stone properties built with lime need breathable repairs rather than cement and chemical injection. At the other end of the scale, estates such as Mixenden and Pellon include post-war concrete system-built homes, where cold concrete walls and thermal bridging produce stubborn condensation and black mould.

The three types of damp we treat in Halifax

They look similar on the wall and they are treated completely differently. Getting this wrong is the single most expensive mistake a property owner can make, which is why every job starts with a survey rather than a quote.

Rising damp

Moisture drawn up from the ground

Tide marks up to about a metre, salt bloom in the plaster and damp skirtings. In Halifax it is usually a failed damp proof course in an older terrace, or damp left behind by past flooding. Treated with a chemical DPC and salt-resistant re-plastering, or a breathable lime system where the building calls for it.

Penetrating damp

Water coming through the structure

Appears at any height and worsens after heavy rain. Common causes here are wind-driven rain on solid gritstone, earth-retaining walls on hillside terraces and defective rainwater goods. Treated by fixing the defect first, or waterproofing the wall where it holds back the ground.

Condensation & mould

Moisture the building cannot shift

Black spotting in corners, on window reveals and behind furniture, worst between October and March, and especially persistent in concrete system-built homes. Resolved with extract fans, trickle ventilation or a PIV unit, alongside targeted mould treatment.

Damp proofing in Halifax, common questions

The questions Halifax homeowners, landlords and buyers ask us most often.

It depends on how much wall needs treating, whether re-plastering is required and how the property is built. Re-plastering one wall in a terrace is a very different job from waterproofing the back wall of a hillside home, so we do not quote before we have seen the property. After the survey you get an itemised, fixed-price quotation, and the figure you are quoted is the figure you pay.

Yes. A proper survey takes time and produces a written report you can use, including with a mortgage lender or your own builder. The fee is refunded in full against the cost of the work if you go ahead with us. We would rather charge for an honest diagnosis than offer a free inspection that only ever concludes you need work doing.

Yes. A wall with earth behind it will always take on water from the ground, so the answer is not a damp proof course. We use cavity drainage membranes or tanking systems, with drainage where needed, designed by a CSSW qualified surveyor to BS 8102. Done properly, the room in front of that wall can be kept dry and usable.

Often it is something else. In Halifax the most common misdiagnoses are penetrating damp through solid gritstone and water coming through earth-retaining walls, both being treated as rising damp. That is why we test for salts and inspect the outside of the property before recommending any injection work.

A chemical DPC and re-plaster to one or two walls is typically two to four days on site. Waterproofing a below-ground or earth-retaining wall usually takes one to two weeks. New plaster then needs to dry before decorating, so allow around one month per 25mm of thickness.
