Why damp is so common in Castleford homes

Two things shape Castleford more than anything else: the rivers that meet here, and the coal that was dug out from underneath it.

Where the Aire meets the Calder

The Aire and the Calder join at Castleford, and the low ground along them floods. The Environment Agency runs flood warning areas for Lock Lane and the streets beside the navigation, for Whitwood Mere, and for Allerton Ings between Allerton Bywater and Castleford. When a house floods the water drains away but the salts it carried stay behind in the plaster, and they keep drawing moisture out of the air long after the walls should have dried. That is why flood-damaged walls so often come back damp.

Coalfield ground and pit terraces

Wheldale, Fryston and Glasshoughton were all working collieries, and much of Castleford's older housing was built for the families who worked them. Solid-walled terraces with original slate or bitumen damp proof courses are common, and decades of ground movement can crack the pointing, the render and the damp proof course itself. Once that line is broken, moisture rises straight past it.

Timber floors, estates and newer homes

Castleford's housing covers well over a century, and the problems change as you move from the older streets out to the newer estates.

Suspended floors and wet rot

A great many older Castleford homes have suspended timber ground floors, kept dry only by the airbricks that ventilate the void beneath them. When those airbricks are blocked by raised paths or extensions, or when water has got under the floor during a flood, the joists and boards sit in damp air and rot. By the time a floor feels soft, the damage underneath is usually well advanced.

Airedale, Glasshoughton and modern housing

Airedale's estates and the newer housing around Glasshoughton are cavity-walled and far more airtight than the old terraces. That keeps the heat in, and it keeps moisture in as well. Condensation and black mould on cold walls and window reveals are the most common problems we find in these homes, and none of them are solved by damp proofing.

The three types of damp we treat in Castleford

They look similar on the wall and they are treated completely differently. Getting this wrong is the single most expensive mistake a property owner can make, which is why every job starts with a survey rather than a quote.

Rising damp

Moisture drawn up from the ground

Tide marks up to about a metre, salt bloom in the plaster and damp skirtings. In Castleford it is usually a failed slate or bitumen DPC in an older terrace, often after ground movement, or a DPC bridged by raised paths. Treated with a chemical DPC and salt-resistant re-plastering.

Penetrating damp

Water coming through the structure

Appears at any height and worsens after heavy rain. Common causes here are cracked pointing and render, defective rainwater goods, and walls still holding salts from past flooding. Treated by fixing the defect first, then making good internally.

Condensation & mould

Moisture the building cannot shift

Black spotting in corners, on window reveals and behind furniture, worst between October and March, and most common in modern and upgraded homes that hold moisture in. Resolved with extract fans, trickle ventilation or a PIV unit, alongside targeted mould treatment.

What happens when we survey your Castleford property

Every job begins with a damp survey carried out by a CSRT qualified surveyor. You get a written report and a clear recommendation, including the times we tell you no damp proofing work is needed.

Inspection

External ground levels, pointing, render, rainwater goods and the DPC line, then a full internal inspection including any cellar or floor void.

Testing

Moisture meter readings, salt analysis where rising damp is suspected, and timber probing for rot and woodworm.

Report

A written report setting out the cause, the evidence behind the diagnosis and the recommended remedial work.

Quotation

An itemised, fixed-price quotation. No pressure, no obligation, and no work booked until you are ready.

Damp proofing treatments for Castleford properties

All remedial work is carried out to PCA standards using methods that suit the construction of the building and what has happened to it, including walls affected by past flooding.

  • Chemical damp proof course injection for failed or broken DPCs in older brick and stone terraces
  • Salt-retardant re-plastering after rising damp and after flooding, where salts left in the wall keep drawing moisture back
  • Subfloor ventilation and airbrick clearance to keep suspended timber floors dry
  • External pointing and render repairs to stop penetrating damp at source
  • Ventilation and PIV systems as part of our approach to condensation control
  • Timber treatment for wet rot, dry rot and woodworm in joists and floor timbers

Damp proofing in Castleford, common questions

The questions Castleford homeowners, landlords and buyers ask us most often.

It depends on how much wall needs treating, whether re-plastering is required and how easy the property is to access. A single wall in a terraced house is a very different job from treating a flood-damaged ground floor, so we do not quote before we have seen the property. After the survey you get an itemised, fixed-price quotation, and the figure you are quoted is the figure you pay.

Yes. A proper survey takes time and produces a written report you can use, including with a mortgage lender or your own builder. The fee is refunded in full against the cost of the work if you go ahead with us. We would rather charge for an honest diagnosis than offer a free inspection that only ever concludes you need work doing.

Yes, but drying them out is not enough on its own. Flood water leaves salts behind in the plaster and masonry, and those salts keep drawing moisture back in. We establish how far the contamination goes, remove plaster that will not recover and re-plaster with a salt-resistant system so the damp does not return. Where water has got under a suspended timber floor, we check the joists for rot at the same time.

Often it is something else. In Castleford the most common misdiagnoses are condensation in more airtight homes, and residual salts from past flooding, both being treated as rising damp. That is why we test for salts and inspect the outside of the property before recommending any injection work.

A chemical DPC and re-plaster to one or two walls is typically two to four days on site. New plaster then needs to dry before decorating, so allow around one month per 25mm of thickness. Most walls are ready to paint after four to six weeks using a breathable emulsion.

Regularly. We handle damp and mould reports for landlords across Castleford and the wider Wakefield district who need to demonstrate compliance with the Homes (Fitness for Human Habitation) Act and Awaab's Law. We can report directly to the agent and work around tenant access.

Yes. Our reports are produced by CSRT qualified surveyors and we are a PCA approved contractor, which is what lenders and homebuyer surveyors look for when a retention has been placed on a purchase. If you are buying in Castleford and your survey has flagged damp, tell us and we will prioritise the appointment.

All workmanship is guaranteed, and Guarantee Protection Insurance is available on completed work. That means the cover stands even if the company ceases trading, and the guarantee is transferable to a new owner if you sell the property.
